Investment - Agricultural Land or Approved Plots

Hi All,

I am planning to invest 30L into Agricultural land. My parents have the credentials to invest into farming land. But the issue here is getting something decent around 30L. We have options which are far from the city or very limited (40 to 50 Cents) land to buy. I have came across some decent options in the range of 80-90 Lacs [which are sold now but sure i will get many of these options on ongoing basis]

Different Options I am thinking:

1) Take 1 Acre land around 30-35Lac in and around Magadi/Nelamangala and Plant some Silver Oak Tree and sell it after 15-20 Years

2) Form a team of 4-5 people and buy 8-10 acre agricultural land and plan meaningful ROI with some kind of cultivation. Sell it or Keep it depending on the ROI. Issue here is getting people with farming credentials.

3) Form a team of 4-5 people and buy 1-2 acre agricultural land in Yellow or Potential Yellow Zone. Keep it for 4 to 5 Years then sell it off...

4) Invest in BMRDA or 600SFT BDA plot

Any input from Experts or Additional Ideas from any one is helpful

Brother,
If youre interest is purely agricultural,then you find "green belt" lands which only people with agri backgrounds can buy legally,and to be frank agri lands around bangalore lack water.So water facility is the main criteria you need to keep in mind not the price. Anyway instead of buying uncultivated land and jumping into agriculture for ROI s look for farms which yield long time crops like coconut,mango etc.even though they cost a little high it is justified by immediate yields. You need to get the farm thoroughly analysed first too.

I am planning to have a go with areas around Nelamangala/magadi which is about 45 mins from my house.
Will get connected to take your input once i freeze on my option.

I am also looking for some options in the line of your idea above of buying agri land (i am eligible to buy since I have RTC in my name). The Karnataka Govt is increasing the Non-Agri income limit from 2L p.a. to 25L p.a. also. So pl let me know if we can search together? NineFive NineOne NineOne OneThree ThreeOne.

Now we are team of 2.
2 People showed interest but might not join in. 3 people are sitting on fence.
I am looking for individual as well as team options.
We scanned Kanakapura/Nelamangala/Ramanagara/Channapatna.
