It was too late for me to realize that a 9x12 SqMts site is not equivalent of 30x40 Sq.Ft size. When rate negotiation happens, it is based on Sq.Ft. For example if they say 1800/-psft, they multiply 1200*1800, but really if you look at plot size, it is less. So there is loss of money when you buy..
So any suggestions/tips generally people take while buying sites please...

Did you measure the plot ? cause generally it will be 30 X 40 feet when you measure although BDA allocates in meters. I was in the same spot as you when I made the agreement without measuring the plot, was relieved when I measured it later.

yes. BDA always mentions in sq.meters and the nearest round figure in the feet is considered.
So when you are dealing in Price/sq.ft for a 9X12 sq mt(i.e. 1200 sq.ft) plot, you pay in excess for 37.5 sq.ft.( say Rs.1000/sq.ft means 37.5 X 1000= 37,500.00/-)
Genuine buyers, Please be aware of this fact and measure the plot before you've planned to purchase it and then you pay for what buy.
