Hello Guys,

I was in onsite for a long time and now I am planning to return to Bangalore. I am weighing if I have to construct my own house (I already have a plot) or go for an apartment. Past my decision was pretty much firm to construct a house on our own. Now that I am hearing lot of bad news about the security, crime in Bangalore I am little bit leaning towards going for an apartment. I know both the options have their own pros and cons. However I would like to call out and ask for opinions from my forum members as it's been quite sometime I left Bangalore.

i intend to construct in Akshay Nagar, near DFL Newtown, Off Bannerghatta Road.

Akshay Nagar is a nice locality; and has quite a good number of houses and apartments too; If budget is not a constraint and want more of a social living; i would suggest go for an apartment with facilities.

You can have a beautifully constructed house with pool, gym, entertainment room in your plot and have good neghibours also; however an Apartment complex provides a little more comfort with the socity and like minded people.

Privacy of your indipendent house is something an aprtment can never give.

Its a difficult question to answer and only you will be able to answer the question, but will share my thoughts. There are pros and cons to both independent houses and apartments, but your priorities and needs will swing the decision. If security and safety are the only concern, then apartment do offer some advantages over independent houses. However, one can beef up security of an independent house too, cctv cameras, intruder alarms etc. That should not be the sole reason for choosing an apartment in my opinion.

Buying into an Apartment is more like buying into a concept of community. For e.g. Any disruption in services like water, electricity, sewage, garbage collection etc.. will be faced by the community and can be handled together. Celebrations (Birthday's, Festival, New-Years)can be together etc., and amenities like clubhouses, gym etc are available for resident, but in exchange everyone has to abide by the rules of the community or association.

By constructing your own house, you will be getting an independent and custom made space designed for your needs. For e.g If you prefer gardening, you can design a large garden area, having a pet is easier in an independent house and so on, however, the onus will be on the individual to develop relations with others in the neighborhood and resolve any issues that arise. You should also be able invest time and energy to be able to build a house.

Then there are other issues in Apartment Vs Home debate like Value for Money, Location, Return of Investment and few others, and maybe these are already discussed elsewhere in the forum.

It is a difficult decision, however, I hope this helps and wish you the best.

Apartments are also not safe either. If anyone is alone, it is easily spreads to the whole community and the security and it can be a threat sometimes, as it happened in many cases. Also there is a recurring cost of maintenance in apartments. As long as you have people and put some basic security to the house like grill etc instead of free entry, apartment or independent house are both the same. Being in independent house you can save some money, as these days the maintenance charges are like rent. If the plot is in a developed layout and not remote, then independent house should be better I guess.

This is a quite a well debated topic among folks in blore......as yu mentioned you have already a plot in good locality Akshay Nagar, near DFL Newtown, Off Bannerghatta Road. I just thought of few points from my point of view and could see that independent house would be a better option

Pros
-Since you have already invested in the plot long back which is really a wise decision which you have done, so the cost of investment to construct a new independent house would be much lesser than buying a new apartment
-By staying in Independent house you are leaving behind an asset to your next generation and which will appreciate ( I am referring to Land value appreciation ). I am not sure in case of apartments how it goes for next generation ( tomorrow once the apartments become old and would require hell a lot of maintenance), Apartments if located in well developed city location might see appreciation but in other parts of the city it will be a open question always.

Cons
There is a effort involved in the construction of your house but definitely it would give you satisfaction and joy. In today's blore every body wants to ready to eat or ready to live stuff!!! which probably might not be the case in construction of house.

Certain topics below are debatable and are really not cons from my point of view
On security aspect its quite debatable bcoz having a aged or inefficient security guard wouldn't help ,
On community living I believe its more of a mind set , you can leave in independent house and still participate in local resident welfare associations
Apartments in legal aspects & ready to occupy ( dnt have to spend time on the construction details ) they are advantages but in your case the legal aspects related to plots is already dealt
