Cost of plot @ Nobel Residency

Hello,

I am looking to buy a plot in Nobel Residency (Off Bannerghatta Road) and would like to understand the cost of plot in that area.

asfaik the last deal was around 3500 for a plot which was nearer to begur road near 6th cross. inside ones might be lesser. don't have any contacts with me as of now.

If it is not more than 2 or 3 months 3500 is good price i feel.When i enquired 2 months back one broker was quoting 4400 for a main road facing 40x60 plot.

it was some time in February i guess. but ya, the brokers would always quote inflated and unrealistic prices.

There will be some premium for main road(40ft) sites compared to interior(30ft road) sites. In 2006 i paid 25% premium to main road north facing site compared to interior south facing site.

If we take opposite to Amoda apartments road at the corner Nandi apartments will come.After that big house comes.After that if one takes left the second or third site.For this 40x60 the broker was quoting 4400/- 2 or 3 months back.

I negotiated a south facing site a bit inside near layer madhukumar home at 4170 is it a good price? can i proceed? for 30 * 40 it comes to around 50 Lakhs. Please suggest.

Is there a reason you haven't considered BDA plots in near by Anjanapura or BSK VI ?
