Checks before making sale agreement

Dear All,

I am planning to buy a site and working on sale agreement. I would need steps/checks before making the agreement -

I have the copy of sale deed, tax payment receipts, EC.

How do I need to make sure seller hasn't made agreement with others or hasn't given GPA?

Any other precautions I need to take?

I would appreciate your help/guidance.

You really can't do anything unless they have registered those sale agreements or GPA's with the sub registrar office. I recently went throught the same process and I would like to know if they are any ways to know that. In my case the seller had registered the sale agreement in the sub registrar office and it was showing in the EC. He cancelled the older one, cleared that in EC and made a new one.
