Hello All,

Can someone tell me how are Ferns developers? Are they reliable and how is their track record wrt to their developements, customer service and execution?

Ferns Builders and Deelopers are a reliable set of guys (At least as far as thir gated community prjects are concerned). The quality of ther products are good (fro first hand exprience)

I have got a quote of 2399 from them for their Ferns residency 2 which they say it is BDa aprooved?
Do you think 2399 is the correct rate at this market situation ? or its an hyoed rate? I am not sure what are the current rates ongoing in that area...

Hi,
I recently finished a project in Rainbow drive by fern developers( on sarjapur road after wipro office) ,the layout is an excellent one.Though not in international style , but then wide roads, infrastructure are good.
Even i saw rainbow residency (fern developers on sarjapur road opposite to wipro office) ,this is also the same like RBD.looking at these layout i would to recommend these guys.To my remembrance my client in RBD has never complained about these developers.

Namburi,

I dont know how much you are aware of the background of the group behind Fern developers but they are known to be known cheats; their was a long chain in the erstwhile BDAsites on msn about the aggrieved customers whose money is stuck with these rogues. I am also aware of a lot of NRIs who have lost substantial money having been cheated by these developers. Sorry, for being a spoilsport, but thought should caution people.

Thanks parkom for letting me know about the other face of Ferns. Can you please provide some more details? I mean in what way did they cheat their customers?

Hi,

Ferns residency phase 2 is yet to be completed I guess. The rate of 2399 seems high and may be there is some room for neg. around 2K would be the right price. I have seen the documents of phase I and they are clean. (I can not speak of phase 2 though). However in both pahse 1 and 2, you will not get the khata as the area is stuck uder the regularisation scheme. You will have to factor the regularisation cost while arriving at teh final price.

(Its quite intersting that most of the DBD clients in residency phase 1 are NRIs)

Hi Asky,
Looks like you have some good info on Ferns residency. Do you know what's the current running rate there. Also, when you say, you won't get katha, how would the property sale happen, since katha anyway need to be transferred. Also, would that create problems during construction. Also, for the regularisation, does that need to be done for the whole layout, or is it for individual houses/plots

I think parkom is having some wrong info about the Ferns.

If you remember the chain in old msn bda sites, it is related to the Ferns Aspen Heights. I was one of the member who was constantly going through that. There was lot of delay in that project because of BIAAPA approvals. Also, there was a huge demand for the same. Ferns first thought of developing about 400 to 500 plots there but later found some part of the land is having the problem, and they also lost about 50 acres towards the HW technology park. Now that project is having about 300 plots.

FYI, I have applied for a site some time during Sep 2004 for the same, and got it registered in 2008 April. This is because, of the actual delay in the BIAAPA approvals + my site was a BIAAPA blocked site, so I have to wait for about 1 year more to get the release letter.

Also, FYI, when I applied for the site, some time during the May 2005 I got the offer letter for psft Rs. 325/-. However, at the time when the actual registration was happening for the others, i.e around June/Aug 2007, the running market rate is ~ Rs. 700 to 800 psft. But Ferns has charged the basic price of Rs 425 psft for the plot. They increase Rs. 100/- for the reason of increase in the material, development cost. Overall it cost me Rs. 665/- psft including the registration for a Park facing, SW Corner plot. Overall my transaction, I do not see any problem with the Ferns.

While some of the other projects started during that time, like Aishwarya projects, which still yet to get the approval, or yet to provide the basic amenities, Ferns Aspen Heights Layout development is already done. Now they are working on the Club house construction. In case if you are interested, I can post some pics of the FAH layout too.

This just my experience, and also not for either promoting or de-promoting Ferns or FAH layout (I bought this site not for a short investment but for a long future). If this helps anyone to choose a good builder, it would be great.
