Kaglipura: SLV Gokul Garden & Sri Krishna Gardens

I went for a site visit of SLV Gokul Garden and Sri Krishna Garden in Kaglipura area. This is very close to Guru Ravishankar Ashram.
From Kanakpura nice exit, you take NH209 for 4-6 kms for these two projects and it is at a distance of 8-10kms from NICE exit.
1) I was told there is a plan for NH209 widening to four lane here.
2) Also Bannerghata (not Main Road) Road widening plan has been told to me
3) It is also proposed that Metro station will come near AOL ashram. Tataghatpura already has one.

I have asked them for links for the above bullets, am waiting to receive them.
The price per psf I am getting is INR 1600. I plan to construct a house to buy and commute to office(Sarjapur)
Any thoughts/suggestions/comments welcome.

10 kms from nice road is very far... and that rateof 1600 is also too high.. I feel..


you can get better rate, at approx same distance from nice road on hosur road..

Thanks for the response. I heard a similar opinion from one another person.
I spoke to Abhivrudhi Developers(http://abhivrudhi.com/), they told me the Kaglipura rate there was between 950 to 1150 psf. The person insisted that i meet him at his office in South End Circle before we discuss it further. Have not been able to visit him.

I am however confused between buying at a place which has ample water and going to places where water shortage will be there.Any idea on how the groundwater situation in Hosur will be? I will also evaluate and add this to my to-do list.

I know i am kind of nervous about these things, but it is a big investment, and i want to evaluate as much as possible before i finalize.

Hi Hemant,

I just bought a land in Kagllipura 01 year ago for 1400persqft. You should go for Gokul gardens beacuse there are very few small 60*40 dimensions available there & mostly big plots like 60*90. all the people who have purchased the bigger plots are singers from the south / film stars & big shot NRI's. SLV is a good developer with perfect papers & he could easily made the big dimesion plots into small sized one & sold them easily like his other projects krishna & shruthi gardens but he does not want to compromise.

Concord community ahead of Gokul gardens have the similar rate & brigade medows is just next to Gokul gardens & you cants imagine the rate in that area after thats ready so i guess this is the right time coz i had seen Gokul gardens for 960psqft 04yrs back & now i regret.

And yes the road is widening & a mall developer has taken 50 acres just next to Gokul garden... so take your call!!

Hi Hemant,

I spoke to the SLV guys today about a site in Gokul Gardens. I like the layout and the locality but the problem is they expect 30% in black. So if you are looking at taking a loan you have to be ready to put up 30% of the cost apart from the 20-25% (of the remaining 70%) down-payment your bank demands. I have heard that SLV does not own the entire property. They are into a JV with the land owners. However, there is nothing wrong with that. But we need to do our due diligence with regards to the legality of the project.

All that you have heard is correct as I have lived in the vicinity for 3 years now and know that NH209 is going to be doubled in width and the Metro is going up to the Art of Living ashram. However, that is going to take atleast 5-7 years. These developments will cause appreciation in property prices along Kanakapura Road in the coming years.

Here is a good article that was published in The Hindu some time back about Kanakapura Rd. Don't worry about the water as Cauvery water is coming to the area soon. http://www.thehindu.com/news/cities/ban ... 422596.ece

All said and done I can vouch for Kanakapura Rd. area as a good investment even if you are only planning to build your house and don't intend to sell it.

Thanks Deborishi and Kirti for your valuable replies Slv did not tell me about black money when I spoke to them they told me that I will have to give a booking amount of 1lakh before I see the papers for verification currently I am currently unwell will close this in a couple of weeks and update the forum on the same thanks once again

Essentially the agreement amount will be 70% of the actual agreed upon price. The remaining 30% can be paid in white but it will have to be paid to someone else. If you are seeking a loan then you can only get a loan for 70% of the actual cost.

I thought of a way to get about the 1 lac booking amount they are asking for the papers. There are plenty of people in B'lore who take that initial deposit and if for some reason you find the papers are not good or you decide to exit then they do not give it back. So to play safe I have asked SLV for the contact numbers for some people who have bought plots in Gokul Gardens. We can get the papers from them for free most probably or token amount. If you want to discuss further please give me your number and I can call you.

Gokul Gardens is going for 1600 now. I think Sri Krishna Gardens is going for 1500 but if you bargain you can get it for a bit cheaper. SLV is not going any lower than 1600 for Gokul Gardens. They say they are working with LIC/SBI/ICICI/Axis?HDFC/IDBI/IndiaBulls and can give papers to any other bank. But LIC Housing is fastest with paperwork.

I am yet to do a legal review and once I do so I will update the forum.

Guys, you can also check out Royal Samrudhi. It is approved by BMRDA but the layout is still being developed so you might get plots at a cheaper rate. http://shrisamrudhi.com/projects_royal_ ... rettyPhoto
