Checking authenticity of ownership for a plot

Hi Friends,

Happy New Year to all!!

My friend is in the process of buying a cmc plot with dc conversion. We have heard a lot of cases about cheating that is going on especially with same site being sold to mutliple people. So just to make sure that we are on the safe side, we need some answers-

1) How do we know that the owner from whom we are buying is the orignal owner (with all clear titles) and what are the documents required to verify this- for eg: parent sale deed, RTC, encumberance certificate etc... Is it for the plot or for the original land from which these plots were formed.

2) How long does it take to get the above and additional docs?

3)Where can we get the survey map ?

We are also planning to consult a lawyer finally, but nevertheless we need to do some ground work.

1) First ask for the latest Encumberance Certificate, that gives the current owner name of that property.

2) If the seller is just a GPA holder, please don't go further and drop the matter immediately.

3) Check for the absolute sale deed, Khata, family tree of the seller, tax paid receipts till date.

Again for cross verification, you can go to the concerned area Sub-Registrar or if it belongs to BDA or BBMP limits, from there also you can get the details of the same by giving a request alongwith a nominal fee. It may take around 1 week time in normal route and if you pay something, you will get it in 2-3 hrs also.
