Help On Rates

Hello Friends,
I have seen a plot from Pionier Developers near Sarjapur road. They are quoting Rs.3000 prsft..I would like to know what is the best price I can go upto and generally what is the price other builders are offering in and around Hosa road, Sarjapur road. Any help is appreciated.

1. Location of the plot - Hosa road(1.5km from LGCL Bamboo forest project)
2. Size details - 35x65(Total 2275 sft)
3. Facing - South
4. Information about developer / builder -Reliable Gardenia from Reliable Developers(Reliable Gardenia is new project from Reliable Developers)
5. State if it is a BDA plot or not - BDA
6. Approvals - BDA, BMRDA, BBMP, DC conversion etc - DC Converted,BDA approved
7. Katha type - BDA Khatha
8. Price info - price per sq. ft and total price - 2500 per sft
9. Eligible for bank loans - Loan available from all leading banks

Pionier Developers near Sarjapur road Its wrong.. From Hoza road its 6 KMS inside. I had seen the property. Its part of Reliable Group. There as of now nothing is there full barren land.
One issue I saw is high-voltage cable cable going on. The Club and play house area comes there.
U need to cross the road. Overall too early to comment on price
