Any Problems with ECity and surrounding areas?

Hi Guys

I am looking to buy a plot for construction in Bangalore. I have so far visited BSK 6th Stage, Anjanapura, some private layouts in Bannerghatta Road, and few layouts around electronic city. I skipped whitefield and outer ring road as they are out of my budget.

My query is I find that the prices in BSK 6th stage and Anjanapura are in the rage of 3000-3500 in general. But I see that the areas are sparsely populated and some places lack basic amenities also. But as compared some private layouts which are approved by BDA or BMRDA around ECity area are having good amount of homes and maximum price was 2800 quoted for a layout as close as 5 kms from Silk Board. Also another BMRDA layout with sufficient houses and apartments already constructed quoted 1750. Why are other areas like anjanapura and BSK quoted more? Is there any problems in areas around electronic city? I find that these areas are closer to IT corridor, lots of buses and have good wide approach roads also.
Is the only reason for anjanapura and BSK quoted higher is that they are BDA plots?

In and around E-city, abundant supply of land is there as of now and also for future development. Whereas in Bangalore south, area developed is limited, controlled & exploited by land mafia & agents. In Old south Bangalore, rates were hyped due to the demand by businessmans especially Marwadis who prefers to settled There. B'cos of them, Basavanagudi, Jayanagar, JP Nagar area rates have crossed more tha Rs. 12000/sq.ft.

One advantage in south is, majority of existing south & west bangalore areas has kaveri/TG Halli water supply regularly and borewell water is available at lesser depth compared to rest of bangalore areas. Here people are psychologically fond of Kaveri/TG Halli water supply. Also filled up with majority of Native kannada people, who are not much interested in apartments and also not much fashioned about settling nearby their work locations compared to majority of outside state people(hence they are getting exploited by the land mafia).

Those who would like to settle near to the work places around E-City, areas along the Hosur Road Stretch is better option, where cost is around Rs.1000/sq.ft for BDA/BMRDA approved layouts, which are in the range of 3-10 KMS with better connectivity to E-City Phase I and II.

Thanks msn for the reply. I have seen couple of plots in RK Township, Upkar Meadows,Nandanavana(BMRDA approved), Duo City(BDA approved). I liked Duo city since it is nearer to silk board,EC etc and RK Township due to good number of houses. I was just a little confused after seeing the price difference between the BDA layouts and these ones.

what is the rate quote in Duo City? I am also looking for plot in Duo City.
