feedback on Green gardens at Horamavu

Dear friends,
Iam planning to buy a site in Green gardens phase-2 (inside Banjara layout) at Horamavu, near Rammurthynagar. If anyone has any feedback, please let me know. The developer is saying that the layout is DC converted and he has paid the betterment charges to BBMP but NO BDA approval :( . So after registration, I will get the khata directly from BBMP. Will that happen? Should I have to still pay the Akrama/Sakrama in that case???
Also info on any approved layouts in that area would be useful.

Hi ram,
What price is the developer quoting .If the layout is DC converted, betterment charges are paid then there shouldn't be any kind of issues in future .
Akrama-sakarama is required if your layout has deviations .Check with the approved layout plan (it could be approved in panchayat, cmc long back)
Is this green gardens near NRI layout? If not, try in the layouts near NRI layout after koshy's hospital on kaudenahalli main road.

I heard some court cases are going on that land. You may verify the same with a lawyer.

This is green gardens phase-2 in Banjara layout. The one that is near NRI layout is Green gardens phase-1.

Could you please give more details about the court cases against this layout. Are you sure this is the same layout.

Yes, I heard that GG Phase II is having some legal problems. Not sure what it is. Better check it with a lawyer.

Green gardens phase 2 is a panchayat approved layout, with clear titles. DC conversion was done after the panchayat approval and now is under BBMP. Tax and Bettermentcharges are also paid and the land has bbmp khata. No individual khatas for sites. IDBI & IDBI HFL and some other banks have approved this project. (It might come under sakrama scheme in future since the layout is not bda approved. not sure )

As I said, I have "heard" of the legal issues through some agents/developers.

Recently I was checking some sites in NRI layout and passed through this GG. That time I heard of that news.

Hi mnrs,
There are 2 GG's. GG phase-1 is near NRI laout. GG-phase-2 is in Banjara layout. Banjara layout is roughly 2 kms from NRI layout. I believe you might have heard of GG-phase1 since it does not have any conversion and is near NRI layout. Can you remember and let us know for our benefit which GG you have heard of. It would be great if you can provide the contact no of agents/developers that you were dealing with.
Iam asking all this since Iam planning to buy site there and I want to ensure the risk is limited (Iam sure we cannot buy a 100% risk free site in Bangalore :cry: )
