Friends,

One of my friend was keen on this project. What your say on this project? 49 lakh for villa is it good price?

+ ves and - Ves comments are welcome. ( Location, Builder Rapo, Time frame for completion, pricing, future demand, etc)

The ad says its sorrounded by greenery/forest, is this a good sign?

Hi amit,
49 lac for what size of villa, plot size? Etc.... will help the members to give there opinions .In the brochure i can see a big club house planned at the entrance of the town ship. This shows a clear intention to make the club for out side users .No where they mentioned the club house belongs to the town ship.
There is a very tiny club in the layout; to my knowledge the proportion of area used for club is not at all sufficient for this scale of town ship.
They are talking a lot about 3 natural lakes in the town ship , this shows that it is the lowest point from all the surrounding areas , they need to plan a large scale of rain drains to keep the town ship safe from water.
Maintaining a lake clean and neat is not a easy task (even for govt)

The above views are my personal observations as a planner & architect (no technical support for it)

Hi,

Thanks for your lines.

Pristino -land Area 1650 , built up 2050 sq feet. - Basic cost is 40 lakhs aprox
One more type of villl - land Area aprox 2000 sq feet. built up area 2700 sq feet. - Basic cost 49 lakh.
Approvals from DTCP. Completion date - 2011
Approval from axis and ICICI. Any idea on reputation of the builder?
