Rajajinagar Housing Society Nagarbhavi

Hi,

We are looking for plots in Rajajinagar Housing Society II Phase and D Group Employees Layout, Nagarbhavi for constructing a house ASAP.
We got to see a few plots through RE Agents and the price quoted was from 3400 to 4200 for 30*40 (different facing and locations) in these two areas. Does anybody have any idea about the current market rate in these layouts and if they have any legal or other serious issues.

Hi Karuna,

Rajajinagar HCS || Phase had a legal litigation on with it, they say its cleared now, but please take the survey numbers and check the mutation extract for any cases online on http://bhoomi.karnataka.gov.in ... Coming to the price stuff, depends on the location and connectivity, never deal with resale property, you will clearly pay close to 5 lakhs extra unnecessarily.

Price between 3200 for a south facing plot to 3600 for a corner plot (Nort East Facing) is reasonable based on the location, why not try ITI layout or MPM layout for the prices that you quoted .

Deal directly with owners, if you hit resale properties with agreement holders insist on seeing the agreement first.

Thanks for your inputs...We also felt the prices quoted were slightly on the higher side.

We thought ITI or MPM layout would be quoted for more than 4K as they are very close to the ring road.

Hi Karuna,

ITI or MPM will definitively quote between Rs 4300 to Rs4800/- based on the location and facing of the plot, but considering the fact that the ring road is going to be widened by 20 ft on both sides and the proposed LRT from Ambedkar college to magadi road toll gate getting approved, you may want to rethink about this (Not many know about this yet). There is already bus facility to this area and the 80ft road of this layout only makes the prospects better for future.

It will appreciate by more than 20% in the next 8 months, once the projects start getting cited to public, also Kaveri water is going to be released to these layouts very shortly.
