impact of heavy rains on bangalore RE situation=>Opinions

Friends

Thought of discussing how heavy rains can affect/effect RE scenario in bangalore

with bangalore not much affected then other cities in karnataka is there any possibility of people flocking to bangalore thus increasing demand for residential properties especially independent homes/apartmentds

your opionions will be really informative

Hi Plot crazy
I feel real estate values are more linked to the necessity of people rather than some natural calamities .There was a similar kind of situation in Hyderabad with low scale earth quakes observed in most premium locality (banjara hills). People thought of price fall, even today it remains most premiums.
HSR layout flooded with rain last season, it has very negligible impact on land price.
I personally feel prices are more related to infrastructure, facilities and necessity to stay in those particular locations.

All above are purely my personal opinions ………………

To be frank, in the recent years, the amount of rainfall is decreasing every year in bangalore and its a matter of great concern for shortage of water for the future of bangalore.

the rainfall impact what we see is mainly due to poor infrastructure problems and encroachment by the greedy residents or unplanned low-line underdeveloped areas.

There will be an impact on Real estate prices only if it is a repeated instances every year. Not once in a while. Bangalore faced water flooding during December 2005, and created panic to the Real estate field. Otherwise it is just an as usual case.

Moreover bangalore is located almost 1000 meters or feets(i'm not sure) over the mean sea level, the impact of rainfall is much negligible compared to other major cities of india like Hyderabad, Chennai, Mumbai, Vadodara, calcutta, delhi...etc

Plotcrazy, your question is a bit apalling and shocking in that you are trying to figure out how a natural calamity which has completely shattered the lives of thousands of people can be used to your advantage. Man atleast spare a thought for the homeles.

This is a forum where real estate ideas are exchanged. It is quite natural to ask whether traffic patterns, excess rainfall, job market etc would affect the real estate market. Now, you seem to have a problem with capitalism as such.

Why don't you go to all restaurants in Bangalore and protest that they are making money by selling food when millions of fellow Indians are going hungry each day ?

Whatever you said is some what true. Because of lack of good infrastructure, village population/density is very much impacted and constantly reducing. Reducing in the density there is chocking the cities.

However, people also need a job to survive in the city, so unless the job market conditions are improves, I do not see any good boost to the RE.
