JR Urbania & JR Green Park

Friends,

Any inputs on these two layouts? One thing i notice it the pricing is quite expensive. How much time does JR urbenia might take to develop. Well i understand it would depend on Surya city... my gut feeling is 10 years.

nearby layouts are priced in range of 1k after bargain... does it make sense to invest 1450 psf for this layout? Has anybody veriefied the papers for above layouts?
I heard we need to pay 5 lakh for getting the papers? this is way too much.....

any inputs about other good layouts in this belt will help.'

Three of us bought 30x50 sites each at 1300/- at the launch, may be 3/4 months back at JR Urbania. There are good houses at JR Green Park and is accessible to E-city. Green park - someone re-seller quoted 2000/- and even developer is selling at the same price for few sites they have.
JR Urbania is a good investment I guess since due to KHB infrastructure and this layout is right in the middle of KHB.
Lawyer verified it and documents were all good. We have yet to register though developer is insisting we have not done it yet.

The water table in JR Urbania is very low, infact the whole area has no ground water. The limited water available is very hard and unfit for domestic use. The development work is in full swing but there will be a huge problem in next 1-2 years. For investment, it is good for few years till this problem is realized by the crowd.
Better stay away from this project.

Water table in general is very low in all areas in and around electronic city phase 1, jigani, Bannerghatta right? Something specific to JR Urbania location??

Please visit Central Ground Water Board of India website http://cgwb.gov.in/ and Geological Survey of India site http://www.portal.gsi.gov.in to learn about the water table, ground water distribution, contamination, scarcity and other mineral/salt related information. You can find maps of the areas where you are planning to purchase property and understand the water and mineral/salt related subject. These agencies are doing a great job for so many years and helping countless people.
I would like everyone to educate themselves so that they cannot be misguided and cheated by builders. They will disappear after selling promises to you, leaving you behind with water problems and hardness related issues.
Please check the water table, sourcing and salt content before buying property in this area (not only jr Urbania). The green cover is depleted due to excessive building activity near jr Urbania which will cause further ground water scarcity and eventually the water shortage and dried borewell will be the result in couple of year when families starts staying there.

The quality of water in the area, high salt content and a Central Ground Water Board has issued notification of the area as an area with over-exploitation of water resource. In this area permission/ NOC for ground water withdrawal is mandatory and is accorded by Central Ground Water Authority, a mandatory clause for Rain Water Harvesting and Artificial Recharge to ground water by the Infrastructure projects is included, builders would just say its done but will actually not do to save money as in JR Urbania.

I can help the buyers who need information on the ground water level, quality of water and over exploited areas. The area details, notifications and other material are available in the survey report for the area available with CGWB which are open to public.

Regarding JR Urbania:

JR Urbania is the finest development and a bench mark by J.R Housing in that segment, see it to believe it.

The company just inaugurated two blocks of JR Urbania : JR Urbania Prime and JR Urbania North Block on 25th January 2014, two months ahead of schedule, witnessed by the Chief guest, Honorable Housing Minister, Govt. of Karnataka.

Karnataka Housing Board has already completed 736 acres of development with 100s of houses abutting JR Urbania. KHB has further acquired 2200 Acres of lands next JR Urbania, the works for which are expected to commence this month. Till date KHB has been the only transparent govt. agency which has delivered houses, plots and apartments in 1000s of acres through out Karnataka, which is a know fact. KHB has done all the ground work regarding the residential nature of the lands for said township development.

Ongoing price at JR Urbania : Rs.1700/Sft to Rs.1950/Sft.

This property is situated on anekal chandapur road. there is an article problem in that area written in ecopackindia.wordpress.com in the same road. check
