BBMP B-katha site

I have liked a residential site in a layout near hormavu in Ramamuthy Nagar. Its a BBMP B-register land and it is priced at 1900 / sq ft. I have checked with 2 lawyers and property has clear titles. Would I be doing the right thing by buying B-register or B-Katha land for 1900 / sq ft ?

Ithink, you can not get bank loans from any reputed bank for B-khata sites. Also, it would be tough to get building plan approval for b-khata sites.

I am getting loan from Sundaram finance and I was also informed that building plan will get approved.

there might have been some miscommunication. BBMP / BDA does not give plan approval for B-Khata sites. B-khata is only for their convenience to collect taxes and no conveniences to the owner whatsoever.

if Sundram finance agent has promised you to get the loan senctioned, ask him how he is going to do that. probably he will ask for some extra money to get it done.
if you are not planning to consturct the house in near future, it is always risky to keep the b-khata land vacant for long time.

After high court ruling will it be easy for me to get an A-Katha now and then construct the house ?
This site is part of a gated layout, will it still be risky to leave it vacant ?

I don't know all the details of the site or the high court ruling. But once you have an A-Khata, you can build any time you want.
Risk of leaving site vacant - is not specific to gated or non-gated community, but to the possibility of others laying claim (through forged papers etc.) So best to get your documents in order adn check encumberance every now and then.

My Friend has pretty bad experience with B Katha site in this area. Few sites in this area are under litigation. Especially where an earlier seller is GPA holder. Though private financials institutions / banks fund for such property they don't scrutinize the property documents.
You should think twice before investing hard earned money in such property.

Yesterday's papers carried out a news article quoting the High Court which has ruled that the BBMP should issue khata without waiting for the betterment charges. Remains to be seen what the implications of the ruling are and does this mean that the BBMP will start issuing A khata instead of B khata now.

The article regarding the High Court order says "the different rates for different property size is illegal", but also states that "BBMP is free to come up with a different approach to collecting betterment fees". But really does not say that they cannot collect. Even if they do issue the A Khata, they will collect these charges at some time or other.
