Lawyer Fees

Hi,

We are looking at buying independent house in a BDA layout. We found a house, got the documents and contacted a lawyer for verification. When we asked him about his fees for guiding us through the entire process till Registration, he said the usual fee is ~1%. As the cost of the house is ~60L, the fees he asked for is 60K. I think this is too high.

Can you share what's the usual fees for Lawyers for doing everything from document verification till registration, khata transfer etc?

Hi,

This is not 'fee', but plain and simple daylight robbery. I guess you should ask him to buzz off and look for another prey. In my opinion, anything above 20-30K is water above the bridge.

Post here, the location/area where you have identified the property. Then somebody in this forum might suggest you a lawyer of that area who will be well connected with the sub-registrar office of the area. That will help during registration. 1% is absolutely atrocious to ask for this kind of service. I paid the below mentioned amount to my lawyer ( she was high court practicing advocate and was legal adviser to syndicate bank) 3 years back.

2500 sale-agreement preparation
2500 sale-deed preparation
2500 help/support in the sub-registrar office.

Overall 7500.

If u r going for loan, just take all the documents to Bank, they will do legal verification and site visit. If you get loan, u r safe. Charges will be nominal.

If the site is BDA allotted, i think its very easy to verify. Go thru a list of all the standard documents.You will get a fair idea, what is missing. Since u r investing a very big amount, i suggest u invest a bit of time in personally checking the documents, u have a huge volume of info on the web.

paying 5000 for sale deed preparation is too costly.
