Rates in BEML 3rd Stage, Rajarajeshwari Nagar

Hi,

What is the prevailing rate in BEML 3rd Stage, Rajarajeshwari nagar for a 30*40 corner site? And generally, what is the price difference for a corner site ?

I think the rates in BEML layout 3rd stage for a 30*40 site should be around Rs.4500. A friend of mine was looking for a similar site in BEML layout about 4 months back and this information is based on his experience. I myself was looking for a site very actively between Apr-Jun of 2010 and at that time the price for a 60*40 site in 3rd stage was around Rs.3000 and about 500 more for a 30*50 or 30*40 site. Corner sites commands a little premium - if the intermediate site is around 4500, a corner site on the same street may cost you about 200 more. There are a lot of other factors that influence the price..facing of the site, how wide is the road is, approach to the site, proximity to the main road, whether the site is facing a park and last but not the least how serious the seller is to sell his site. rewatcher, you are spot on. Last month a heard a transaction for 4700/sqft near BEML complex(3rd Stage). Its difficult to get east and north facing sites that too in 3rd block. Also, if you carefully observe the 3rd stage geography, areas near complex are at much higher elevation than the ones near near Ragavendra swamy mutt. Some roads face issues here when it rains heavily as water from all directions starts pouring in to reach the lake near Halagewaderahalli village and drainage is not that efficient in some of these roads.

Good that we didnt go for the deal. The price quoted to us upfront was 5100/sqft, that too for a south and west facing site. The owner was not willing to go below 5000. I guess, as rewatcher mentioned, the seller was not really serious about selling the site.
