Hi All
In case of BDA approved layouts, which were actually done by private developers, will the FUTURE maintanance of the layout be handled by BDA? Future maintanance like Tarring of roads withing layouts, fixing any sewage issues , maintanance of parts etc etc....

Definitely it will be taken care by BDA once it takes control of the area.
Time is the factor to be considered. There are few layouts done by BDA itself in the 1970's and still doesn't have tar road and drainage facility near Kengeri. Even the Anjanapura, SMV layout and BSK 6-9th Stage done 10 years back and so far not ready for living.

I totally agree with msn1270. Many BDA layouts (developed by BDA), are still not ready for living.
I remember my friend constructed house in SMV layout and there were no proper electric connection. Finally he had to put 5 electric poles on his own..
But BDA approved layouts ( by private developers ) are fully developed by developer first (ex- tarred road, drainage, park, big water tank, electric supply etc.. ). Then it is handed over to BDA. So BDA has to just maintain it which is relatively easier than forming entirely new layout.. These r available for living readily.. And yes, future maintanance of the layout will be handled by BDA.

I am planning to buy a plot in a private layout which is not approved by BDA or any other authority. But it is DC converted, betterment charges paid and BBMP khata is also available. This layout falls under BBMP limits. Currently the developer is doing all the work like tar roads, water tank, street lights, underground electricity connections etc... he is also paying KEB deposits for all the plots. In future will BBMP takeup the responsibility of maintaining the civic amenities?

Technically BBMP need not take resposibility of any civic amenities..
Once area is developed then usually roads & garbage wil b taken care.. but there is no guarantee if layout is isolated and has less traffic.. also legally u cant force them to take resposibility of any civic amenities.. but if local corporator is good then he may help because of votes..
If private layout has gated-wall then wall wil b destroyed before tarring roads..
