Which is better investment option . Villas or Appartments ?

Hi Friends,
This is my first article to this blog. Writing this after booking a villa of Type E, Napoli type in ************ , Brick Field Shelter, Chandapura circle near Electronic city.

Happy on getting the last available plot of Napoli type. Just worried about the distance from NH and the ROI. Is it working investing 50L there. When can I take it back ? Is Naralur village the right place. How the appreciate would be. The way to the site is mostly revenue lands. I answered myself for most of the negative questions before paying the booking amount. Its time to cheer up......
Would keep a query to you all. Which is a better investment option. Rather would ask which is better a Villa or a Flat in a appartment ?
My opinion goes below....
Advantages of Villa over Appartments:
1. You get the land registered in your name. You are the sole owner for your entire land
2. Privacy is more. Very less disturbance
3. Appreciation would be more as land also is considerable
4. You are the owner and can modify interiors and exteriors after getting due approvals.
5. No lift required in Villas. Hence the Annual Maintenance Charges (AMC) paid for lifts in case of appartments are avoided in case of Villas.
6. Maintenance cost is fixed and not varied as in case of appartments where common electricity is divided on equally
7. Very sapcious and ventilated when compared to appartments
8. Very much suitable to host parties and functions which is almost not possible in appartments
9. Very much safe as only GF + max 2 Floors possible. The risk of high raise is avoided in case of villas
10. In case of appartments just by the careless-ness of others there are possibilites of Short circuit, fire accidents which affects everyone in the appartments. In case of Villas this risk is avoided.
11. The emergency during fire accidents, earth vibration is less in Villas than appartments.
12. Private garden possible
13. Gas cylinder would be used within kitchen where in the case of appartments its placed in common location is ground and connected to kitchen through pipes. This may turn risky at times. This rish is avoided in villas
14. Possible to take possession as soon as it is in completion stage where in case of appartments, possession can be taken only after all floors are completed.
15. The terrace is not considered as part of super-built up area. where as in case of appartments the balcony is considered
16. No seperate amount to be paid for car parking in case of Villas where as in case of appartments it pains a lot to pay seperately for car parking upto 2.5 Lakhs and bike parking upto 50 Thousand which is sometimes more than the cost of the bike.
Advantages of Appartments over Villas:
1. If everyone have to have their own land, almost 60+% have to be home less
2. Cost of Villas are very high when compared to appartments.
3. Using the same piece of land area by multiple owners is the beauty in appartments
4. Safety and security is more. Social environment is better in case of appartments
5. Ventilation and airflow is more in case of high riaised ventilated appartments
Dis-advantages of Villas:
1. Cost is much higher than appartments
2. Too much of privacy some times turn to be an emergency
3. Interaction with neighbours going to be less
Dis-advantages of Appartments:
1. Diesel generator is mandatory to operate lifts when there is powercut. Its un-avoidable and have to pay huge amount annually for diesel generator
2. Lift is mandatory and some times risky for elderly and children
3. Parking have to be paid in seperate
4. Balcony is also charged similar to the land cost. If cost per sq ft is Rs. 3000, the same is considered for Balcony as well which brings up the price considerably though the usage of Balcony is very less. The builders get more profit by having a bigger balcony as the cost of construction for balcony is less.
