Plz Suggest a Good Gated Layout

Could you please let me know any good gated Layouts (free of legal issues, some what better maintenance) in Bangalore where I can construct a house and stay, within a year ?

My budget is about 30L. I am looking for 30X40 and above.

Man...give some specs like area (north bangalore, south bangalore, hosur rode, whitefield etc) only then can someone suggest anything

No Area Preference.

My preferences are

1) Gated layout with some what better security and maintenance.
2) Without any legal issues, calm location, don't mind even if it is not in IT corridor or away from the north bangalore.
3) Within BBMP limits.
4) Around 30L for a minimum of 1200 SFT.

Better one is either Nisarga, nandanavan layouts by Nirman Shelters near Bannerghatta. They've very good amenities, clean and good climatic condition due to nearer to national forest.

Plz suggest within BBMP Limits. Not interested in BMRDA layouts

As msn1270 said, Nisarga and Nandanavana layouts are the best.. U may want to consider them again though they r not under BBMP limits..

Now, layouts under BBMP limits...
Good gated communities with security (security guard at the gate)
1.Royal residency - on double road, next to BTM 4th stage BDA layout
2.Ramanashree layoyt - near meenakshi temple
3.Vakil marina - kodichikkanahalli, near janapriya apts, near BTM 4th stage BDA layout.
4.Duo city - hosur road, singasandra, near manipal county club

Good gated communities (without security guard. They had security in the past but because of non-payment by residents, there is no security guards now)
1.Duo heights - next to BTM 4th stage BDA layout
2.Lake view residency - kodichikkanahalli, near janapriya apts, near BTM 4th stage BDA layout
3.Duo marvel - near BTM 4th stage BDA layout.

Nisarga is defintely good layout. The only problem is the distance

Commuting from Bannerughatta road to Electronic City, Kanakapura Road, Mysore Road is not an issue as there is very good access from NICE Peripheral Ring Road. Of couse distance is a matter for those who would like to commute to Whitefield or north Bangalore.

But considering the clean eco, serinity and very good management, definitely Nisarga/nandanavana are the best layout for peace loving people.

Can you please suggest good gated layouts in east bangalore? ITPL, ORR,Varthur,CV Raman Nagar etc..We are looking fr buying a villa/plot and construct a house,basic requirements are security,water supply,basic ameneties like swimming pool,gym,club house, play area

HI rsinghal,
What is your budget ? you can try in rainbow residency on sarjapur road, very near to wipro office.I think the present rate is around 2500 - 3000/- per sft.It is a very well developed and maintained layout.It is a BDA approved layout.
