I and few of my friends are planning to buy some 2400 sq ft plots in Atheena Future City.
The price quoted is affordable for bulk booking.

Please let me know your suggestions for the area and the price quoted along with the future prospects of development.
(125/sq ft) as we are planning to go ahead in less than a month.

Since I am also interested in plots in Bangalore outskirts, so your post intrigued me. However, initial impressions suggest one should be very diligent in this, couple of red flags :

1) “100% appreciation certificate from Atheena group assuring in 3 year time period of 300/-psft the company shall pay u back”. Any time such guarantees appear, my head spins. Given the world and indian economy going through such touch phases, nobody can be sure what may happen in 3 years.

2) Have you gathered info. about their Sai City project ? There is a post on this site where some poster has posted sai city having some conflict issues. If you search atheena , you will locate that.

PS: Not commenting on their use of word 'u'. It conveys a lack of seriousness.

The price is 125/- per sq. ft? If so, that may be a fake price...no one can give for so less price if it is a developed layout.

Did any one talk to them and found the details?

Their website does not provide proper details. For sure they are hiding some facts. In the location map, it shows as the layout is after Hoskote. This can not be 6Kms from Saibaba Ashram and 23 Kms from Airport too can not be trusted. Atleast one of them is a lie.

They quoting 125/- per square may be only the plot cost applicable only if you go for a villa construction with them!!! If there are no constraints and the details mentioned in the site are facts, this would be an ideal investment.

As I know the layout development cost itself would be up to 200 rs/sft. How can he claim such a low price.

Thanks for the reply.According to my friend there are some of his colleagues which are checking for the papers.
In case everything is fine legally .We are planning to check the layout soon and will update you all accordingly.

I talked to Atheena developers.
1. The sites proposed are near to Kaiwara which is almost 65-70 km from Bangalore.(http://maps.google.co.in/maps?q=Kaiwara,+Karnataka&hl=en&sll=21.125498,81.914063&sspn=29.079663,35.947266&vpsrc=6&hnear=Kaiwara,+Chikkaballapur,+Karnataka&t=m&z=10)
2. Price mentioned was rs.125 and is for site.
3. They have plans for Villa also.
