devided share of land in aparment

Hi forum,
I have this situation, where builder is promising a _devided_ share of land 1500sft and a house which is is going to be build on that land. However from the plan documents builder is taken BBMP approval for aparment and he is selling it as villas where land + house is sold. So my question is it possible to have obsolute ownership of the land in this case?? How do we get the katha?? For individual house katha is issued for land & house seperately?? Can some one please throw some light on this??
