Can B Khata sites be bifurcated.

Hi,

I am looking for a 30*40 DC converted B khata site in Hegade Nagar bangalore North, The land owner has a 60*40 land and he says I can purchase half land (30*40).
Can B khata site be bifurcated and can we get new B khata for bifurcated site?.
