BDA OR NOT BDA

Dear Readers,
I am buyer who always preferred BDA plots, in current market its becoming impossible to buy a BDA plot in north bangalore.
Kindly let me know if we opt for outside BDA how secure we are with the deal. Kinldy let me know your experiences and comments.

From what I understand you seem to be interested in HBR in North Bangalore. There are not many BDA layouts in North Bangalore, there is a lot of issues with non-BDA sites especially in HBR. So always prefer BDA in HBR atleast, I know a friend who has litigations ongoing with sites that were sold long time back. Either there are 2 owners as it was in GPA sold in 1980's or it has been notified by BDA, but there are lots of houses which have already come up and they consider that BDA would not destroy them all. So involves some risk here.
Other options would be to go for BDA approved sites in an around. There is one near HKBK college, but the issue is that the approach from Ring Road is not there, so you have to go a long way. It is currently priced I guess at around 2500. In case you go for other layouts, my idea is that you ask if banks gives loan on sites for the property and if they say that these sites are not loanable, then you can decide on yourself as to what extent you would like to go as sometimes owners grand children come and they demand money when you actually start constructing houses. Though there are a few layouts where u can build houses and stay in Hegde Nagar(MCHS, Telecom) areas and Hennur(BDS). These are DC converted and Telecom layout is BDA approved also.

BDA is not coming up with new layouts in north Bangalore or anywhere where housing demand is growing. We all know that north Bangalore, areas around sarjapur road, ORR etc is where a lot of IT jobs are available and housing demand is increasing. Powerful people own hundreds of acres of land in these areas and they don't want BDA to acquire their land for a measly 1 cr per acre. They would rather develop their own layouts or sell their lands to private developers for much higher price.
The end result is that BDA is developing new layouts in places where nobody can live (at least as of now) and there are no BDA layouts in areas where there are IT jobs. Arkavathi layout may be an exception - but we all know how it is going.

I agree with you. I have been searching unsucessfully for a good site for the past one year in north Bangalore and preferring BDA or BDA approved. Telecom seems to be the only choice, but even that is more than 3200. Even arkavathy is not planned well(it might have been initially planned, but not executed). Just have a look at wikimapia and you can see arkavathi being like pockets of chunks here and there with huge number of blocks and no two blocks are next to each other(may be exaggeration). But because of this unplanned activities and unplanned small layouts, connectiviy has become a problem, where one layout road ends, other layout house begins. Some of the roads are too small and most of them are unapproved layouts and are not even DC converted. Just take a broker to hennur road and ask him if he can show you sites which are approved or loanable or atleast DC converted and he will start thinking and you can count with one hand. BDA and government has made a mess of this area and it would later start affecting normal people once these are get populated in terms of traffic as they are not connected well. But who is listening. Everyone wants to make money and denotify land.
