I see some projects comming much after devanahalli airport and there are couple of layouts (marking yet to start) who are quoting around 250 psqft for land which is around 60 kms from airport
Not sure if this is worth the investment, considering the developements on that part.

I came across an email selling sites opposite Varlakonda village (on nh7) about 50-60 km from new a/p. Quoted Rs. 175/sft.
Isn't that almost into Andhra Pradesh?

yes........it is very much in andhra pradesh.I don't under stand what makes people to invest there.
There is a strong gossip about some pharmacy kind park propossed by ap govt.Since the chief minister belongs to pullivendala , he is trying to develop his district in a very broad way.
But then this has nothing to do with bangalore , unless you are an full time investor, for individual investors its not worth going all the way there.
This only my personal opinion..........

there is one developer forming layout near Chikballapura DC office. Quoting Rs. 83/sft. Sounds quite a good rate - but it is low since he will not get any commercial or residential conversion done. And we have to buy in bulk - meaning minimum 1/4 acre.
Trying to decide whether to go in for an investment there.

There is no water there..
Intl APort is starving and is buying water for its daily use. That is a dry land.

This area will do well only if white collared service jobs are created . Factories donot employ uppermiddle class in very large numbers , who can afford to live in well devloped layouts.
