I agree Shabini's views. Lot progress with Development work since last 2 months for in Phase-2. AND also I adivse to buy from Builder than individuals.

I feel the key for the layout to get inhabited is the development of the connecting road. Within 1 year of the road development, I think we should see a good number of houses being constructed in Duo City. But when the road would be tarred, a few streetlights put etc is anyone's guess. I feel another 3-4 years maybe required for 10% houses to come in the layout.

I had seen the work started for the road when I booked the plot. After few days the work was stopped. You can see the road is flattened up to the temple and drains are also cleared and stones laid. If the work resumes it should be good. Maybe when the election start next year ;)

Has anyone booked a plot in survey number 56 of phase 2? I have given the papers for verification but its taking time, just looking for second opinion.

Hi,


I have booked a plot under survey No: 144. Anybody owns a site under this survey No: 144. Could there be any issue with the compound wall surrounding the layout ?

Hi Vamsee

If you mean issues with adjacent land owners i think the wall has been there from long time I think. So if there were any issues it should have come out by now mostly but not sure about it.

Hi,

That IBI Bank Notice also shows Survey No:144 . So what should I do now . Ask Duo about it or talk to IDBI Bank . But will the Bank tell the truth ?

Hi Vamsee

Think you should ask Duo guys for a NOC from bank. Or if property is now not in bank verify that the builder has the original documents and they are not pledged anywhere. Kiran told me about his lawyer verifying some documents with regard to this. Maybe you can check with Kiran.
When I was getting documents verified I had asked Duo about the notice they told me that they have paid the dues and if required we can take our lawyer to their office and verify the originals. Obviously without pledging the originals no bank will have given loan. Also finally when applying for loan with LIC you can also ask them to verify this point since if documents are pledged with another bank LIC would not have given loan.

Hi Vamsee,

First of all your lawyer has to get the IDBI issue verified directly from some source in IDBI itself. According to the NOC I got from the builder they have pledged SY nos 57, 58 & 144 and the finance companies like LIC will have to take an NOC for any plots sold in these survey nos. The NOC will say that all the money earned by the builder from these plots will have to go to IDBI bank so that they can recover the loan money. I bought a plot in survey no 56 which wasn't pledged so I didn't take an NOC, today I got my plot registered. But I guess it shouldn't be a problem, but get the other stuff verified from your lawyer.
