it was for 910 sqft , which me and my friend negotiated , we both booked it

i had got opinion of a lawer, he gazed thru the documents , not a formal full study
they gave all transactions post 1994 in a booklet .
i have loan from LIC HFL, 85% of reg value ..

Re: Upkar Meadows , there is actually an inner road from electronic-city WIPRO. i think from wipro gate 12 it will be 6 to 7kms to layout and they are laying a good road there. construction work has started.
But I still feel UPKAR springfields is a much safer BET as it is very close to main road(0.5 kms..) and moreover when all the KHB layouts and all layouts on the chandapur-anekal road are developed and occupied the chandapura circle will be something like silkboard, a main junction with all shopping complexes and Malls.probably in 5 years time.
So I think Springfileds is a better idea.
for meadows other than meadows and adjoining celebrity layouts there is nothing much scope. moreover it is very much inside from HOSUR main road.
Moreover as i enquired 2 weeks back I was told they do NOT have any EAST facing in meadows.
Please let me know your thoughts as well.As it would help me in deciding between meadows and springfields.

dis is an interesting thread. lots of info about this area. i was also thinking of buyin an apartment in this area sometime ago. so have been to couple of layouts in search of apartments. thought would give my humble opinion on this. i have seen upkar meadows and rk township. i feel it would depend wht u r buying the land for - investing or living der. rk township is having an average occupancy rate already and i have seen many ppl starting constructing der so u can move in max 1-2 years. meadows and springfield have lesser homes so will require more time. so if u r looking for investing since they are priced lower they might be also ok for u. i think u have not seen other entrance to rk township which is via double link road being constructed. from that side once road is complete approach is good and will b a straight road upto the place where u take right\left to rk\meadows. just my observations ... i have not gone till springfields til now so not much idea about that

Could you please share the details of your lawyer (how good he/she is in scrutilizing the property documents), person from LIC HFL? pls check with this LIC HFL guy if they have a list of other approved layouts in the same area or nearby? 85% of the reg value is a good amount u can get loan on a site since IDBI has stopped giving loans on sites now.

Yes u r right. They have an approach road from Wipro backside going via a village. Its a very narrow road but they are now saying that there is an approval of 75 lakhs to broaden the road. They are counting of this road a lot which as per them will increase the prices of this layout a lot.
Yes right now in the front of the layout they dont have any East facing sites left. It was there initially when I saw it first 3-4 months back. I still remember the site no 412 was available which was 30x50 East facing.
I came to know from a HDFC site loan person today only that Upkar Meadows is approved from HDFC also but they make agreement of lesser value like 600 per sq ft instead of the final selling price of 1000 /sqft
Not sure if its true or not. Need to find out...
I havent considered the Springfields so far considering its even more far from Silk Board whereas Meadows is near. In that sense the abovesaid MG Brothers project seems to be a better option in 910 as its right on the main road on Chandapura to Anekal. There are so many projects on this road and I am yet to see them.
Do share your opinion in case you have seen some of them. BTW I am also interested in RK Township and infact Sree (other fellow in the same forum) has already booked a site in that recently. Their final price is between 1250-1275.

i dont know how many plots are left on MG bros, mine was from 40% blocked sites from APA.
I took opinion of Narendra Associates (Indranagar) , i knew him from years , i dont know how reputed is he in this field.
he asked me to get nil Emcumberent certificate from devoloper for the plot, which devoloper said will give.
i can give u contact of LIC guy , if you want.
reg value was 800sqft ( 450 land value and rest devlopment charges) ,difference of 110sqft from 910.
