hi Kiran
I went for RK Township not RK City, although both are next to each other. You had advised to check on water pollution in the area so I got the ground water tested at a lab and since the results were good and other things looked good decided to buy it. Looked like it will fetch good rental income also 2-3 years down the lane looking at the surroundings. Let me see what lies ahead :)

I knew both RK City and Rk Township are by the same developers. Did not know Royal County was also their project. Now I see they have done a good number of projects around the area. I had thought they were not so big in this and were just starting up.

What price have you finalized the plot for? Is it an East facing one or a west facing one?

it is a west facing plot(not corner). i have negotiated for 1250. they were not ready to negotiate further. but corner plots they are not going below 1325-1350. but only larger corner plots and south facing corner plots are remaining. so maybe those can be got at the same price. they are also constructing some good villa style houses. they look good from outside but no idea how good they are.
Also does anyone know if EC Phase 3 is proposed on this stretch. I have heard HCL SEZ that is about 2 kms from this etc come under EC Phase 3. Is this true or just a rumor. Some maps also show EC Phase 3 around this area. Any idea any of u?

Also mine is not a cash kind of transaction. If it is cash I think maybe they may be willing to negotiate. I think everyone gives discount when it is a cash kind of deal and not an entirely white transaction

Very good decision Sunkumar...I am glad you made it & I believe you got a good deal in 1250. At one of their sites I have seen that they are selling plots 1500,000 onwards and the minimum size is 30x40 which makes it to 1200x1250. The best part is that you have tested the ground water for any pollution..well done buddy...its really gonna help others to take decision.

Today I went to this belt again to see 4 projects last time before I finalize any one of these. Here are my findings and final rate from the developer -

1) Upkar Meadows - Looks good, asking rate 1100 but final rate is 1000. Its 1.2 kms inside from the main road (new biocon) and its not a pakka tar road but a kaccha tar road
2) Rk Township - Really nice when you reach inside the township, well maintained park, clubhouse is not started until 40-50% occupancy however approach road is not good from Bommasandra industrial area. Kaccha tar road with mud. No idea when it will become pakka tar road. Final rate is 1275.
3) Vakil Encasa - Rates are comparatively higher, project will take 2 years to complete but they are charging Layout Maintenance Rs.1/sft/PM For 5 years and Clubhouse Maintanance Rs.1000/- PM For 5 years. Also there area in sq ft is somewhat lesser than the actual area. I mean 30x50 site area should be 1500 sq ft but its 1453 sq ft. Also they are charging hefty premium on below type sites-
a) 10%: East /North facing plots,corner plots & plots facing parks,gardens,children's playground etc.,
b ) 1 5 %: Corner plots facing East / North, parks,gardens,children's playground etc.,
c) 20%: Plot facing either of the two main central gardens.
Moreover 25% of the total cost to be paid at the time of booking. Balance 75% to be paid 15 days from the date of booking.
4) Nirman Shelters Nandanavana - Too far but still rate is 1000 by the developer. Negotiable but not much. Looks too much overpriced so ignoring it completely.

I am planning to finalize between RK Township and Upkar Meadows. Let me know the final rates are ok or do we have some more room/scope available?

I have blocked a site in MGB Classsic "(MG bros)" , whats the opinion of the layout?
