Have you checked Ferns Cascading Meadows layout ? This is on KR-Puram/Kalkare road. Access road abt 80' ft newly laid and is good. This is a BBMP layout. May be you can get the BBMP Khata too. This is a old layout formed some time around 2000/01 and have the facilities like swimming pool, clubhouse etc. You can get a plot there within your budget.

Only problem is, very less no of houses have been constructed in that layout. But I believe the area is somewhat developing.

From the cable bridge, I guess it would be around 7/8 Kms. You can check it on wikimapia. You can also go from the ORR->Rammurthy Nagar/Kalkere Road.

The price range they are quoting is from Rs. 1200-1650 psft. Plots with 1500 sftp size onwards are available. 1st is phase is in the front side, 80% of that phase was bought by NRIs. So not many houses. You can see more no of houses in the 2nd phase, which behind the 1st phase.

Also, near the KR Puram Lake, there is one more gated community (but I did not seen any security etc), called Manjunatha Lake City. This is near Garden City College. I do not have any idea what is the price they are quoting, but in that layout I have seen more no of houses and even one or two apartments are also being constructed.

I heard through one of my friend who had constructed and staying in Ferns Cascading Meadows, that you can not construct house now as there is some issue in getting khata/registration. Not sure if this is true??

Even I was planning to check with builder. Some time this week end I will check.

Apart from builder, do we need to check with any corresponding panchayat office? Any ideas?

I had called Ferns Builders just now. He said you can not construct house immediately in Ferns Cascading Meadows as BBMP (or Panchayat may be) trying to regularise and you will not Khata but he said its safe to buy.
