sale-agreement preparation+ sale-deed preparation needs to be verified by the lawyer and same need to be written on sale Deed during registration,. So if you are clear about the boundaries of plot and parties in the Deal , Prepare a draft deed and get verified just pay nominal fees to lawyer and get the registration Done.

If every thing has to be done by lawyers,Max amount payable to the Advocate may be 15- 20K (Depends on each Individual party and lawyers).

Here is a rough Sketch (Minimum Amount Asked):

Document Verification : 2000 (Need not be done in case opt for Housing Loan in govt Banks - They will do that for you!!)
SALE AGREEMENT + SALE DEED = 2500 (Sale deed will be same as agreement with some Modification)
REGISTRATION = 2000
SO if you are going to a developer to buy a plot and he quotes for 20000 or 10000 rs for registration process & legal work just bargain since it can be done with in 5000 Rupees.

I paid 25 K for lawyer fees for a site that was registered upwards of 70 L

The lawyer helped me with
1. Verification of papers (it was a BDA approved layout - so verification was relatively easy. Still the ownership chain needed to be examined)
2. Publishing in 2 news papers on my intent to purchase (I paid separately for this though the lawyer prepared the content and worked with the newspapers to publish) and sending out these by post to previous owners just to rule out any issues with the ownership chain.
3. Discussing with Bank on a few clarifications related to loan (Bank was insisting on a few papers which were non existent and irrelevant etc. he also advised on what to watch out for with Banks)
4. I discussed with him a number of issues related to legal, registration and minor changes to sale deed/agreement docs (I estimate around 3-4 hours of his time for clarifications)
5. Sale agreement preparation
6. Sale deed printed on stamp paper
7. Negotiation with registrar on unofficial charges ( I saved at least 5-10 K due to this)

Not sure if it is on the higher side, but I was extremely happy with the services and would highly recommend him.
