I would like to seek your opinion on this layout - Lotus Gardens from North South properties, off Old Madras road, near Mandur Village.
The developer has started accepting bookings and the approval is in process. He is quoting 1050 per sq.ft and expecting to increase to 1250 once he gets approval. Do you think this is a good investment at 1050 per. sq.ft. There is lot of activity in this area - Prestige Tranquility, Silvana villas, Signature Dreams, Signature Tulip, GVR Sun Villas etc. But it will take 3 to 5 years for this area to develop.
Please post your opinions on this.

I am also looking for plot in this area and currently looking at signature tulips but they are quoting 1650 for released plots and 1250 for unreleased plots(dont know the difference between released and unreleased).please let me know more about Lotus Gardens like exact location.

In BDA / BMRDA terms , released sites means when builder starts the layout construction after considerable amount of work done with the rules and regulation of BMRDA , it releases 60% of the sites for registration. The rest 40% will be kept with the govt itself, i.e (un released sites ) once the builder completes all the amenties like park, drinking water supply , tar roads, electricity etc. the rest 40% will released to builder. After that only builder can register the unreleased sites to the buyer.
Also , In hoskote town I know few BMRDA approved layouts, because I also purchased one. The running cost now is around 1100rs I think. If anyone interested please contact me at 9980517071

Check the titles thoroughly. Bidarahally hobli documents from 1940 till date are fake, the govt had set up a task force and the task force gave its report and lok ayukta is investigating under the guidance of high court of karnataka.
This may be good, but do not know.
