Approvals for Gated Layouts

so it will depend on the how reputed the builder is or how well you know him to trust him. so ur decision will have to be based on that - whether he is trying to get as much as possible to work on approvals or as much as possible and then move on without showing any more progress.

Ashraf - will you be able to get individual khata in ur name, get plan approval etc? have u checked about this?

No I'm Not getting any Approval Plan As norms say that u won't get approval for the 4.5 acres land, and about the katha A Katha Fror each and individual sites,

Mr. Hari, I also did the same mistake like you my villa is also near Varthur , near police station, I liked this concept of independent house in gated community with 48lakhs only, now i am paying the price, this project belongs to 4 people and now they have fight among them, no one wants to take the responsibility, while booking they were so customer friendly now they never receive the phone, they have already delayed the construction by 1year, i wonder with all these cautions taken we are suffering so much imagine people booking the villa without even the approval, dear friends please don’t be ravenous , if the project is big like 20 – 30 acre then you can still take some chance but if the project is small then you should be more carefull, i am waiting to get my house keys me and other victims like me in this villa community are waiting to expose this builder, till then we don’t want any problems with them.

as per what is know individual khata is not given for a layout with no bda approval. think u shuld consult a good lawyer before u decide.

Thanks all for your replies. Because of you all, I didn't blindly trust the builder and asked him for the papers for verification. He tried to evade it though I asked 4-5 times. He was rushing us to give cheques for agreement the same evening, says his plots are selling like hot cakes. Though I felt I might be missing a chance, I wanted to play safe and kept insisting for the papers. He finally told me that DC conversion is due and should come within a week. So, I told him that I will wait for DC conversion, get the papers verified by a lawyer and then I will take a call whether I should go ahead or not.
