I see lots of apartments/villas in Bengaluru.
There is Home Owner Association to maintain common areas, swimming pool, club house etc.

How efficiently these are managed? What about the cleanliness of swimming pool? If one member stops paying the monthly fee what is the normal procedure for recovery of this money? What steps normally the HOA takes if the monthly payments are done? Is this account is audited by licensed auditors? Once all the units are sold still the home builder controls the HOA? Does HOA has to collect the reserve fund (to calculate the wear and tear expenses …. Examples painting the club house once in 5 years) in India?

What is the status of apartments built 20 years back in the city? Are they well maintained? What is the life of an apartment? Is it worth investing in apartments in Benagaluru?
