My 60*40 Dilema
Hi,
I am looking for a 60*40 site in North Bangalore, for construction in the next year or so. Mainly what I am looking for is good connectivity, good infra ( road - laid, water & drainage provisions made, parks). With this I have been on a quest for the past month. But I have hit a stone wall, most of the layouts I have seen have no BDA approval, or B Khata. But the layouts have most of the basic facilities I am looking for. Given this situation what do i do
1. Go in for the highly priced A khata, BDA Approved site - on a higher price
2. A khata with no BDA approval a good 500-1000 rs less per sqft
3. B Khata - significantly lowered compared to the above.
I might not have all the details in this post, but leaving it open ended so that I can elaborate further later as I have some direction from group members.

I feel you could look at the KR Puram, Hoskote road corridor, as the area still has immense potential and there are some layouts available that have clear documents. Connectivity is now very good both towards North and East.

It would be really hard for anyone to guide you with the above 3 choices. They seem to be more personal choices, go for
1. based on availability of funds
2. How do you get A khata without BDA approval? I am not sure that is possible.

Dude,
How do you get A khata without BDA approval ?. You are re-defining the whole BBMP khata system.
In my opinion, price is not important. The site should be litigation free. See your budget and go within those limitations.

My suggestion is wait and apply for a BDA site. I know it doesnt happen anytime soon but do not give up hope.
The last option is go through a reputed real estate agent and buy BDA approved site at a higher price from a private party. Ofcourse, this is only if you want to construct in next couple of years and not ready to wait.
The reason I say higher price is because no seller with clean title would sell you at market rate in any area. Though the agent says so, it doesnt happen! So eventually you have to compromise for something or the other. But if the title is clean and if it is in a good location this compromise is well worth it!

option 1:Judicial, telecom 3500-4000 per sqft
option 2: Central Excise layout - they say A Khata - but it comes in the list unautorized layouts, some sites in MCHECS
option 3: some sites in MCHECS
Not seen MS Ramaiah & Manyatha

Hi, I thought they still provide A Khata without BDA approval for properties which used to come under the old bangalore, for eg:, madivala, mathikere, sreeramapura etc.... the A khata is not given for non BDA properti es in the newly added areas. Pls correct me if am wrong...

All the areas under BBMP limits should get A khata with BDA approval. The locations you have mentioned were formed long-long-back. So now they have to get BBMP khata A.
