Sir,

As on date, the Master Plan 2015 is legally enforceable and valid as RMP 2031 has not been notified yet.

ZONING OF LANDUSE AND REGULATIONS
(Approved by Govt vide G.O. No UDD 540 BEM AA SE 2004,
Dated: 22 – 06 - 2007 as part of the Revised Master Plan 2015)


The drains have been categorized into 3 types namely primary, secondary and
tertiary.

These drains will have a buffer of 50, 25 and 15m (measured from the centre of
the drain) respectively on either side. These classifications have been used for the drains
newly identified while finalizing the RMP 2015.

I heard buffer zone has been revised 2 months back. can you please let us know the new rules for buffer zone.

Supreme court has given new verdict to hold back to the old rules of buffer zone overriding the NGT rules.

Hi,

the link which you have given is according to the old norms. recently BBMP has modified this order i heard from one of my neighbour who is started constructing house. i just wanted to confirm tht guidelines as he didnt have any copy of the circular or proper information.
please check sir once in BBMP if you have any contacts as you are in real estate field.

Hi Chandra ,
There is already a circular passed by karnataka govt reiterating the supreme court latest verdict . You can read the supreme court verdict in the attached PDF, the same can be dowloaded from https://sci.gov.in/judgments ( CIVIL APPEAL NO. 5016 OF 2016 ) .
It clearly says that except MANTRI TECHZONE PVT. LTD. case all other cases can follow the old NGT rules as approved by BBMP & BDA .

Hi Amit,

did you get approval to build the house, going by the photos which you have posted ,I am about to finalize a plot in that area,just wanted to be sure.In the same layout some of the houses have got a notice for building the house on hulimavu lake bed.and the hulimavu lake map mentioned in the bbmp adlr website does not give a clear picture,
It says there is no encrouchment in that particular layout but the realilty is differnt.One other thing i noticed was,there was no new house built in atleast 1.5-2 years.

lake survey number is 42,rest of the lake bed survey number is 110 which has issues
