I can also join if they allow only site...dont want to build a house for next 1 year or so...if they allow it to be postponed for 1 year I am ok.
1750 is not a bad deal at all. Let me know the progress on this please...sounds like a plan.

I will touch base this week - I think varthur is a much better deal as it is only 2.5 km from airport road - also the area will appreciate for sure due to proximity to PRR and STRR that are lined up in the future.
it is 8 km to whitefield, 15 km to EGL, 20 km to electronics city - very very good

Except North Bangalore all else is fine

I dont think they allow only plots. Its plot+construction and they have BDA approval for it as a villa project and not as a plotted development. I guess MNRS has already purchased there. I am ready for it if they can give a good price around 46 lacs for 1200sqft plot + 1600sqft construction.

There is nothing called approval for villa project.

This is the approval list required for layout:
1. DC conversion
2. NOC from BDA that this has not been earmarked for acquisition
3. NOC from BDA that this is not earmarked for future acquisition

BDA/BBMP approval for villa additionally requires the following:
1. That 50% of the plot area be earmarked for roads and parks
2. That the earmarked area be registered in the name of BDA/BBMP

Once above are all in place, BDA/BBMP gives phased approval. 40% in first go or a smaller/bigger proportion.
At this stage the layout developers should do the following:
1. Sewage treatment plan
2. Underground electricity connection
3. Drainage box type
4. Water connection

Once above has been done, approval is given for further number of sites

For villas, they must follow BBMP plan norms. Usually should set aside 7 ft in front of site and 3 ft on either side and behind. There is a Floor Area ratio to maintain

So ravirsm: There is nothing called villa/gated community approval. There is only layout and building plan approval subject to conditions above

I have already registered the plot on my name. So please do not consider me for any team ups now.

The builder pacakge is, you are basically buying the plot from them and asking the builder to construct on it. So there will be two agreements.

I am also interested in the vishnu enclave project .Please let me know whether the approach road to the community passes through any village.

Does anyone know any good layout in or around Hope Farm Circle Whitefield and what is the land rate in that area? If that comes under BDA or BBMP?
Please suggest I am seriously looking for that area to construct a house.

1. Pruksa Silvana - 26 acres Villa development; Plot 1355 sqft + 1630 built-up; 55 lacs+reg; BMRDA approved; [Price just about ok]

Friends,
With the new metro map, it appears, areas like KEB Colony, Brookfields, siddapur, Basavannanagar, seetharamplaya etc will be good areas to pick up a property in.

the metro will extend to whitefiled road and pass through the ITPL main road

I also see that there are good schools around, so that's also a plus point for this area.

I also booked a villa at 49 lakhs at vishnoo krishna enclave, INNSPIRE the marketing agency got me a good deal and more inportantlly they gave an excellent service, i was not at all happy dealing with sarangraj the developer himself prop. of vishnoo builder he had no clue of waht he is selling unfurtunatelly, but to my good luck i got to know innspire and had a good deal. a good project to go for.
