Hello,
Could anybody provide inputs on what type of construction is recommended?
1.columns+brickwall?
2.All brick wall (no columns)
Are there any advantage/disadvantages
Also what is the cost difference? I see many construction costs e-mails in the forum but could not figure if
they were for column+brick or just brick construction.

All I know is , column construction is costlier than brick one

Constructing with out columns have more disadvantages than advantages .
With columns
1. The building plan can be different in different floors.
2. Larger rooms of 20'+ width is possible
3. Can alter the building in future with out any limitations in planning
4. Will get at least 5-10% of more carpet up area ,using 4" internal walls instead of 9"
5. Earth quake resistance
6. Cantilevered slabs for balconies with no limitation in shape and size
With out columns
1. Save a marginal amount of 10 - 15% of "structure" cost not on the complete building cost. (for a 30lac building you will save 80k to 1.3 lac)
2. Building plan should be similar in all floors ( very few changes can be done )
3. Cant change or modify in future
4. Max room widths of 15' to 20'( larger the room width thicker the slab than column structure)
5. Less carpet area when compared to column structure
In present days all the costs estimated are with columns.Don't opt for "with out columns" unless you are planning for low cost housing.

it all depends on soil (SBC---SAFE BEARING CAPACITY OF SOIL) where you are going to construct and how many floors your are going to construct.
For Bangalore, upto Ground + 2 Floors, you can go without columns
cost difference is roughly around 15--20 %.
i advice columns only for group housing .
