Hi
yesterday i visited a site near the Anjanapura BDA layout, near the KHODAY factory. The builder is "Rakshitha Builders". Told that loans
are available from co-operative bank. The price quoting is Rs 425/sq ft. Compared to the BDA sites which is 1500-1900 the rates are pretty
cheap and they insist paying RS 1 Lakh as booking amount and then only they will give the documents for verification.
What are all i need to check before buying this land?

If it is private site you enquire about the title of the property like whether builder had purchased the site from original owners and is he taken signatures of all the family members ( female members ) of that family and other relevant aspects which spread light on the title.
Secondly you enquire whether that site has been formed in gramtana limits ( village limits) or in agricultural property .
If it is in grama panchayth you insist for panchyath katha and payment of necessary charges.
If it if formed in agricultural sy no property then there must be conversion order from Deputy commissioner.
And thirdly check the Encumbrance certificate-
And other aspects ……..
Since it is private site ………..it is advised take legal clearance.
