Has anyone visited this area recently? Any improvements or any deterioration that what it was before? Any news about the remaining 40% release from BDA?

Underground Drainage work looks like it is done..

Park areas are fenced now.


tarring of roads not yet started and streelights are up and transformers are all affixed now.



other than that the construction work of apartment and two other houses in phase 1 going on briskly.

Hi Guys,

i am also planning to buy plot in Duo city, but the builders are quoting it for 2750Rs. I feel its very high. I had been to the layout yesterday and previously i had been there 4 months back, Due to some reason didn't go forwad to buy. but now i dont see any significant develpment in the layout. but still why they are quoting such a high price?

Can anyone tell me what would be the best price i can bargain with them?

Hi Dilip

I am not an expert so cannot comment on what is the right price.
Reason given by developer is that it is close to hosa road junction, upcoming metro station within a km etc etc.
I bought it since it was BDA approved and papers were clear and since during my search B Khata plots were also quoting 2500 and more and I could not find BDA approved layouts in this price range. As per my experience they came down by only 25-50 rs max but maybe i negotiated badly :) . However as I said I am no expert. Maybe some others who purchased can help you.

Hello,

Even I have the same opinion as Dilip.
Connecting road to the layout problem is the main problem. If the road is constructed the prices will go even more high.

Does someone has any information on connecting road progress?

Thanks Guys,

But my concern is they are yet to get 40% yet to be released by BDA, and there are only 9 plots left not sold..... but still soo much development work is pending. After selling remaining plots will they really go and get the remaining 40% released by BDA...?

Seeing current rate of development i doubt.

hi Dilip

As you know for these remaining 40% unreleased plots they can collect only maximum of 25% of total amount and book the plots but cannot register it until release happens. So if they don't develop and get it released they will lose 75% money on each unreleased plot. If they are collecting whole amount it is not legal. However when i had contacted they clearly told for unreleased plots only booking amount needs to be paid and rest after release happens.if you are planning to go for unreleased plots try to pay as less initial amount as possible and never more then 25%

Hi Guys...

I have seen this layout 2months back...they were quoting 2.4-2.5 for west facing...not sure about the current cost...
I felt it was too much inside from Nagnathpura junction and hence I dropped it off..
I felt Pionier residency makes more sense to buy.Atleast, I bought in Pionier residency and it went smooth :)

^^ This is also a good option which I had also considered. This is also BDA approved. However the distance from Hosur main road was about 3-3.5 kms compared to 1 km for Duo layout. On top they quoted about 700 psqft more at that time and also since I was looking for smaller size plot(they had only 1800 and above) so I did not pursue. This was also one of the reasons I felt 2700 for Duo city was OK in comparison. But I think the location for pionier is good since there are many other layouts coming around this also. There was a thread about this layout if someone is interested
