Hi Folks,
I am looking to buy a plot in Bangalore (Near Sajrapur Road). I recently came across an ad from Pionier Developers (www.pionierdevelopers.com) about BDA Approved plots. I am new to this forum. It would be great if I could get answer to questions listed below or pointers to where I could find the same.
1. Is it safe to buy a BDA Approved plot ? What are the things I need to take into consideration before proceeding?
2. Things that I should verify to make sure that the seller (Pionier Developers) is authentic.

Hi,
Comparatively with BDA formed sites, if your interested in purchasing BDA Approved site,t here will little risk on title. When your interesting to purchasing BDA approved sites you make yourself clear that the Developer has purchased property from lawful owner and all the necessary parties have duly consented/Authorized to such sale deed.
Secondly you have to make yourself clear that property is duly converted for use o f residential purpose and layout is approved from Competent authority whichever may the the case
thirdly You should verify whether site which your intending to purchase is released for registration ( as matter procedure,Approving authority will release 60% sites at first phase, 40 % at second stage. In event developers fails to develop the layout as per terms and conditions then competent authority will sell 40 % and develop as per approved plan.)
But In case BDA sites situation will be totally different there the question title or third party doest not as Govt acquires land Under L A act and land vest with Govt. Only aspect which you need concentrate is allotment and other things.

Ya almost but depends again on the lawyer. you can contact the guy who replied to ur query(Murali). He himself is a lawyer in our forum
