Veeranjaneya Layout (Kanakapura Road)

Hi,

Has anyone heard of Veeranjaneya Layout near Kanakapura road(near Karishma Hills on 80ft rd)?.. broker says that there would be a road connecting from 80ft road to this layout (as of now there is no connection from 80ft road).. is this an approved layout?

Any pointers would be welcome.

Yes. This is a BDA Approved Layout and it has the road connecting to 80ft road. I have a plot there. As of now the entry from 80ft road is blocked.
What is the price brokers are quoting?
There is one house got constructed recently in the same layout. The layout also has a park and its ready with sanitary/water connections etc.
Layout was recently tarred and it has good approach road from 80ft & from Chartered Beverly Hills road.
The society is building 1,00,000 ltrs of tank for residents and should be complete by 2-3 months now.

Thanks. Do you know if anyone is selling here?.. also where is the office for this society?

Sri AnjaneyaSwamy HBCS, Janata Bazaar, BSK 3rd Stg ring road. You can check on Sat & Sun there in morning.
Some brokers are showing plots there. Dont have their contact numbers.

Thanks blackstallion. One more thing is that some brokers are saying there will be a connectivity from 80ft road to that layout where as some are saying it wont be connected. Have you seen this connectivity in the layout plan?.. also what was the price at which you bought?

There is a connectivity in layout plan for 80ft road. Either way, it should not matter. If it opens up, people will start using it too much. That will be shortcut to Uttarahalli circle from BSK 6th stg. Other roads are not tarred and one has to come long way from Mantri Alpine. Other problem is with college kids using those empty roads for doing all kind of stunts on 80ft road. Recently, police have been vigilant after some incidents and now its under control.
I have paid 3000 psqft. None of them have come less than this rate in that area. If compared to Jayanagar HBCS where people are quoting 3500 psqft, this is a steal price. Please also check DC converted sites. Even they are quoting the same price.
The area around Chartered Hills and Prathyangari temple will be well developed & peaceful. This location is not far to city limits.
Good schools are around along with good engg colleges. Myself will start construction in Sept.
BTW, which plots are being shown from brokers now? What size of plot are you looking at?

HI,

I recently came across a east facing 30*40 here (3200 p/sqft). Got all the documents, came to know some interesting thing when i visited society office. The person who wanted to sell me the site had 2 adjacent sites, one of which he sold to his brother in law, and also part in another site(10*40). He wanted to sell me the other site as 30*40,(in actual it was 20*40), probably he might have some internal document, which indeed a risky affair so society people told me to be very careful when dealing with that guy. They started laughing when I told about his name. He had a bad habit of withdrawing from selling, did it to 3-4 people it seems. So i backed off . Luckily i didn't paid even a single rupee.

But the documents looks fine. If there are any genuine sellers, its a good place to have a site.

Sreedhara,

I have transacted with that plot. Its too clumsy of selling such dimensions for some other benefit. Documents are all clear for 30x40.
However, the seller was not ready to give any original papers for the other 10x40. This puts the buyer at risk as there wont be any proof for 10x40 space.
Myself had a long argument with these folks on such decision of selling only 10x40. Finally, I broke the deal saying I will buy either one 30x40 plot or both adjacent. I dont want to buy this 10x40 inbetween. The seller did not agree. As per me, i think he was some conflict with the portion he has.
He is telling story of selling other portion of 20x40 to his close friend and he cannot compromise on providing at least 2-3 original docs.

Last 2-3 weeks, the society has released the remaining plots for registration from BDA. Get some contacts within society office. They will know.
