Plot in North

Hi,

I am looking for Plot options in North Bangalore where I can buy and construct a house immediately. The price range I am looking at is 2500 -3500 per SQFT. Looking for BBMP A Khata or BDA Khata. Gated communities are also fine with me fitting the above criteria. Current options are neighboring Thanisandra & Hegde Nagar. Looked at MCEHCS, Telecom, Central Excise.

MCEHCS 3500 around water issues, too close to the track, the Track is now going to be a double track. Half the time gets spent at railway crossing
Central Excise same issues.

Think water issues daunt most of North Bangalore. So i am not negating any option if water is an issue ( only cause is if all bores are failing)

Hi Indusgreek,

Even i'm also looking for a plot in same location, but most of the plots which brokers quoting are 3500-4000 & i came across a plot (NE) facing, but backed off due to road widening project is mentioned in the layout plan.

But anyways worth paying for the layout.

Kindly share your views / comments.

Road widening in such layout telecom? I like the layout too water is an issue royal enclave

yes, as per the layout plan there's a 60ft. road which divides the winn field & golden enclave, but again there's a BIG compound which has come up; so not sure whats the real issue is.

Even RE agents aren't sure about the 60ft. road...

Dev in Paradise Enclave- BDA approved Layout next to Shobha City on Thanisandra main road, about 4- 4.5 Kms from the ring road and Manyata Tech Park is a very good option. I heard from one of the guys who had recently gone there that the rates are around 3500 to 3800 per Sqft, its next to shoba city where the apartments are being quoted at 4500 to 4800 per Sq Ft. Also there are a lot of houses which have completed construction or nearing completion in this layout. This layout is Ready to Live in for sure.

I somehow don't like the Thanisandra road much as it is narrow and congested on both sides with small shops. By that comparison Hennur road appears to be much broader and less congested.

Vikas356 - This is the simple rule which I have seen... if builders like Sobha are quoting 4.5k~4.8k psft for their apartment, then the real land price should be around 3k psft (they quote 50-100% premium/extra to the ongoing land prices). Please negotiate better.

AFAIK both the MCEHCS and Central Excise layout near Hegade nagar are not approved by BDA yet. They are marked as Not-approved and unauthorized formation. It is possible they may get approved anytime, but it has been quite a number of years since they have come up. It is also possible that BDA might demolish all constructions at this site. So be wary of purchasing any sites here.

On the other hand, they look very promising but the prices are very high that too for an unapproved layout. I would say less than 2000 or even 1800 per sqft for this and definitely not 3000 or 3500 as they are being quoted.

Central Excise layout (marketed as Win field gardens, Winfield gardens, Winnfield gardens)
Society had applied for approved of layout plan to the Authroity . But without submitting the required documents formed the layout unauthorisedly . Notice was issued as per KTCP Act 1961 Section17(4).

Look for page 4 of 32, Sl no. 15
Ministry of Comunication HBCS (isnt this MCEHCS layout near Hegade nagar, Sriramapura ? )
Socitey has applied for approval of layout plan . But without getting approval of layout plan from BDA, formed the layout unauthorisedly. Byatarayanapura CMChad issued khatha & building licence.Authority sub-committee for unauthorisedlayout in its meeting held on 05-11-2005 had decided to demolish the unauthorised layout.
