Hi,
Can some one pls let me know whether it is safer to buy DC converted plots (without any approval from bmrda...etc...).
I have come across a layout where it is being mentioned that 'D.C. Converted Sites processed for BMRDA approval'. They even say the bank loan can be availed for buying a plot.
How to go about purchasing plot in such a layout?

ok, your question is not quite clear. You mention DC converted sites without any approval in the first sentence and then say "DC converted processed for BMRDA approval".
In any case, it is safer to buy sites with appropriate approvals from BMRDA/BDA etc.

1) Is it safe to buy dc converted sites without any approval? If yes,Do we get loans for such sites? If no, what are the problems buying such sites?
2) If some one says, the bmrda apporval is going to obtained / under process, can that be believed? If so, what kind of written document we should seek from the builder?

AS far as I know,
1. DC conversion is the first step to make revenue land (agricultural land) for residential purpose (a layout), Normally DC conversion comes with terms and conditions and one of them is to get approval from concerned authority (BDA, BMRDA etc.) within certain time period to plan and develop the converted land, if this is not happening then DC has the rights to cancel or withdraw the conversion. So just DC conversion does not give you any legal support for your land. You won’t get plan approval from BBMP and no loan. I heard that people are overcoming these with a standard method (bribing).
2. You can ask payment receipts of betterment charges which developer might paid to BMRDA.
