Hi Friends,
I am opening this thread so that you can comment on how one could deal with the so called agreement holders in today's market.
99% of the properties which the agents would show you would already have a agreement holder who is trying to make money out of you. In such cases neither does the owner benefit nor does the buyer, the buyer pays up more than what he would if he met the owner directly.
Please share your experiences,so that people who start fresh in the search of properties are made aware of before hand.

Try this :
Tell that you like a site where in you have chance to directly deal with owner. Ask the broker if he has any sites where in the dealing would be directly with owner.
Give him your number and walk off. Dont call him back. Before leaving, tell him, it would be immideate settlement and you would his commision.
If he comes back with offers where in you can directly deal with owner, well and good, else look out for another one.
Sales have come down drastically. Brokers might not agree but number of registration's speak.

Dealing with the agreement holder is nothing but dealing with a third party who is not a owner of the site and it does have any legal obligations against the agreement holder. Unless he is registered by the appropriate auth0rity and all the original documents handed over to this agreement holder. As on today either owner of the property takes advance and give some time to register for a party himself or to any person, so we have to verify the type of agreement, power of attorney to sell on behalf of the owner may be taken by the agreement holder which has certain validity ,please do not have any cash advance transaction with agreement holder with out the consent of the owner of the property , even if cash is paid take receipt from the owner of the site.
