Need advice on buy plot @ Karmelaram,Sarjapur Road

I am planning to buy a plot at Karmelaram area, Sarjapur road. The layout is from a reputed builder which has only 50 plots, they are promising all basic amneties and asking for a price of 2300 per sqft.

They have khatha for the whole land and promising to get individual khatha in 6 months, I am really confused on reading several posts on internet, It will be great if any one of you help me in the following points.

1. The layout it self does not have any approval from BDA or any other authority, what are the risk involved in this scenario.

2. Developer is promising to get the 'A' Khatha for indiviual plots in six months, How will it be possible? does BBMP have any plan on this regard.

3. I came across news which state that 'Gated Community is illegal as per BDA' - Is this true, I also see some post in this forum metioning about Vishnu Krishna layout in varathur, they say they have BDA approval, how is possible to get BDA approval for a project having only 1 acre of land and uses most the area for residential pupose?

4. I always have a question about small layouts, why it is not legal to divide a big land ( say 5 acre) to small pieses and sell it to indivudual, why it is required approval from BDA or other authorities?

Please help me to clarify these questions.

The reason is that you have to adhere to the city planning. Many such small layouts are un-approved due to the fact it is going to cost them money to get approval as well as they have to provide space sufficiently for roads which will not allow them to make good money. None of the private layouts have 100 ft road.. Major cause for all this traffic jams etc.

It is always better to buy a bda approved plot rather than regret later.
