Re: Construction Cost
Finally which one is good ? Load bearing or column/pillar based. Several contractors i enquired they're saying there is a difference of 250-300 psft extra if we go for column/pillar based, instead of load bearing. But these days, most of the houses and apartments (ofcourse) all of them are column-pi...

Re: Estimate cost for house completion
Pribaaji, I think the estimate may be on the higher side.. Or please educate if im missing something. For G+2 on 30 * 40 i suppose it will be totally 936 sft on 1st and 2nd floor (26 ft *36 ft) and 700 sft on Ground floor ( 936 sft minus 2 car park). So totally it will be 936*2+700 = 2572 sft. of bu...

Re: Construction of G+3 ,
Whomever architects, enquired so far they say for 30 x 40, or even 60 x 40 site, one can go for only G+2, and NEVER G+3. Some say maximum of 3 kitchens for any site. Even if one were to leave fully Ground floor for car-park and build only 1st, 2nd and 3rd, it will not match with FAR of the site. So ...

Re: A khata for Layout but not for Individual sites
Loop hole in the system is the conditional affidavit given to developer with Katha (for whole land) to the owner/developer, as mentioned by Chidu earlier. It (a temporary katha) is given with intention that the owner will properly make a layout (leaving 45% to common amenities like road, park), and ...

3800 ! I think if they keep on raising prices like this, some day some casual enquirer may have Cardiac-arrest listening to these prices, and confident has to confidently face the consequences, and be morally responsible for it. Few more final thoughts.. @Prasad said we don't have to roam fo...
