Ratio of offset for an odd site

Hello all,

I'm planning to buy an odd site of dimension 40sft (width) x 90sft (length). 40 sft width is facing a 30ft road. Before I buy, I was wondering how the ratio for offset on the 4 sides is calculated. If this is too much, this house will be rectangular like a corridor :)
