There is a METRO plan in 9 th phase. Which comes from Kanakpura main road to KPTCL. When the METRO comes up they take 10 feet of land in the both directions so the owners who are adjacent to roads loose their land.

This gentleman seems to me a broker and he is placing the price ~500 Rs above the ongoing price Or he could be a reseller too.
Need be cautious. Looks like half of the real estate prices are just because of these agents. They want to make a quick money.

There is no much future in JP Nagar 9 th pahse. I sold my site for 2800/- bought at the price 1500 ( during booming time -2005, with the bank loan - no-gain ). I sold it because, I cann't construct house there and there is a plan for METRO.

All the areas under BBMP limits should get A khata with BDA approval. The locations you have mentioned were formed long-long-back. So now they have to get BBMP khata A.

You need to be patient. You think, whatever happens is good for you. I really don't suggest anyone to go for private builder as a first owner. I think, what happened with you is good for you only.
There are lot of hassles one has to go through till you get all the required documents ...

How do you get A khata without BDA approval ?. You are re-defining the whole BBMP khata system.
In my opinion, price is not important. The site should be litigation free. See your budget and go within those limitations.

It is difficult to find a good broker. I don't suggest you any broker. I went to the layout directly and spoke to couple of brokers.They showed sites. Some I liked and some i didn't liked. There are sites in the range 2200/- to 2600/-
