I actual price in nobel is just 2000psft for 60*40 and 30 * 50. brokers & some owners are trying to inflate the price. i would say don't buy till you get the right price.
I found some owners agreeing for that price. but for some reason they are not selling their sites.

Hi, I saw one land available for 3800 /sqft in aecs layout with BBMP B khata. Its a 40*80 & i will be buying only 40*40. In future I want to construct my own home there.
